PLEASE REVIEW!
All residents of Wedgewood Sections 11 (Liberty Township, aka Wedgewood) and Section 12 (Dublin, Wedgewood Glen) are REQUIRED by the by-laws and code of regulations to submit an Exterior Modification Form prior to beginning any work. Requests for approval include but are not limited to roofs, exterior materials or color schemes, fences, major landscape changes or designs, playsets (including basketball hoops), structures, room additions, patios, decks.
Please note:
- Roof colors are limited to weathered wood, black, or charcoal. Shingles must be three tab and/or dimensional asphalt.
- Exterior paint color changes must be pre-approved.
- Play sets (swings, trampolines, etc) cannot be located in corners of lots or on property lines / easements.
- Fences are only permitted to secure pool areas and must be wrought iron or wrought iron appearance. Split rail fences used for decorative purposes may be permitted in Section 12 with Environmental Committee approval. Certain lots in Section 11 are permitted "safety fences" if the lot is on a designated risk area.
- Mailboxes, mailbox posts, and lampposts must be replaced with like kind and quality or replaced new with the mailbox listed below. Prior approval not required if repairs/replacement are like kind and quality.
- Approved New Standard Mailbox for Residents of both Sections 11 & 12: You may select to replace current mailboxes with either the Whitehall Capital Ultimate Package Mailbox or the Whitehall Capital Superior Package with the added Newspaper box in bronze as an alternative. It is widely available on several websites including Amazon and whitehallproducts.com.
- Section 11 may use the prior mailboxes but are required to be painted in Cabot latex stain in Driftwood Gray. Wooden mailboxes are still available and can be ordered from Cedar Craft at 614-759-1600 or Zettler’s Hardware in Powell.

- Capitol Lighting near Polaris is a Hanover dealer and may be able to help with repair kits on older Section 12 mailboxes. A number of website also offer parts.
- Section 12 standard mailbox numbers can be order by clicking "here" which will take you to a third party vendor. Enter the numbers desired and proceed to the payment menu.
- For the safety of the community, all lamppost lights must be operational during non-daylight hours.
- Patio and landscape request must include easement and no-build information for your property. No new landscape will be approved that will cross property lines at full maturity.
- Patio and satellite dish requests must include screening.
- Energy producing solar panel devices may only be installed, after HOA approval, so that the panels are flush mounted and centered only on the rear facing side of house or a garage roof with a preference for symmetrical installation. Solar panels in any other location on a lot are not permitted. Solar powered landscape lights are not impacted by either vote and are permitted.
The HOA will also use the City of Dublin ordinance on Solar Panels as a guideline.
- Some projects, based on scope and size and at the discretion of the EC, will require you to review the project prior with your adjoining neighbors.
How it works:
1) Open or download either the pdf or doc version of the Exterior Modification document. Links to each are below.
2) Print or complete and save the document with the required information. Most submissions will require a map showing where changes on property will be made. Please include mapping from either the Franklin County or Delaware County Auditor Site. A section 12 site map is provided below (Franklin County). A Section 11 (Delaware County) is not available to post:

3) Attach the document with the required information and email it to suzanne@the27grp.com.
You can also submit document via the AppFolio Portal under "Architectural Review Requests".
4) The Environmental Committee (EC) will review the request and respond with either approval or denial. If denied a reason will be stated and, if applicable, suggestions provided for compliance.
5) This process may take up to 30 days, but if an expedited request is needed, please contact any Board Member or EC member.
6) Once approved, you have one year to complete the requested change. After one year, the request expires and must be resubmitted.
7) Failure to secure appropriate approval could result in having to modify the change, penalties, and/or liens until changes are corrected.
